Consultation & Design
The first step of a construction project is to establish the preliminary budget. After the initial meeting and discussions, we will provide a “ballpark” estimate to determine if the desired scope is within the clients’ budget.
We will then guide the client through the design phase and architecture, if required, depending on the scope of the project. After the final layout and finishes are established we will put together an official budget and price for review. Once approved, MLR will then provide an Agreement for Services and the project will be scheduled to begin.

The Build
Once we have a signed agreement, our process is as follows:
- Apply for and obtain any necessary permits from the city/county where the home is located.
- Provide a preliminary schedule for the project as well as a detailed list of items and finishes that the client will need to select, along with the dates they will be required.
- Provide any surface protection/dust control measures inside the home and also any required erosion control methods and silt fence outside the home.
- Begin demo and construction of the project. We will request and pass all building inspections at the required times throughout the process in order to keep the job moving forward.
- During the build, we will monitor and correct any mistakes as well as make any requested changes. As the project nears completion we will walk the home with the client and address any remaining punch list items.
- The last step is to request and pass all final inspections and obtain the Certificate of Completion or Certificate of Occupancy if required.

Along The Way
During the project, we will be in contact with the client daily if desired, but regardless, we will send an update email at the end of each week to go over any details, changes, requests and to also update the schedule if necessary.
We are dedicated to providing a streamlined process with accurate scheduling, good communication, and reliability being some of our greatest strengths. There will never be a time when we “just don’t show up.” Although there are rarely circumstances beyond anyone’s control, our #1 goal is to be onsite, making progress every single workday from start to finish.
